Seller`s don`t wait for your home to become a Short Sale Casualty!










Real Estate has certainly changed during the past two years.With so many Short Sales and Foreclosures looming each day it becomes harder and harder to get them sold.

Recently,many Realtors are shying away from the entire process,realizing it`s not as easy as they once thought.


If you live in Miami-Dade, Broward or Palm Beach County it seems that every other home on the MLS is a Short Sale or Foreclosure. The hard part is the lender`s have yet to figure out what to do in solving the problem.


The average closing date is anywhere from 4-6 months to close.
How many buyers do you know who are willing to wait?

Many Realtors actually embraced the concept of working with the lenders only to find it`s a "Brick Wall" without the proper documentation.

Dealing with a Short Sale is not for every Realtor.Be careful who you hire.


Lately, we`ve placed ad`s to seller`s offering other options to those who are on the fence sort to speak between not paying their mortgage and becoming victims of the entire short sale process.The response has been tremendous.


Look at it this way:

Many lenders,concede they`re overwhelmed!

For the record, if you`re thinking about selling your home than by all means "SELL"before it`s too late.


Think smart,don`t default for the sake of defaulting!

Don`t listen to these so called "Short Sale Guru`s" who are telling people to forget paying the mortgage and walk away without a fight!
Hire an experienced Professional who will assist you.

One of the many misnomers sellers have when dealing with you`re HOA is the fact they will will not work with you.

In our opinion,we`ve had great success by contacting the HOA`s on the onset to alert them to our situation.We begin by offering a payment schedule.


Nobody wants to place a lien on your home if they don`t have too!
Majority of HOA`s don`t want to hire an attorney and begin the legal proceedings against you, they`llaccept a partial payment for the next 6 months,than receiving nothing at all!
